Queensland State Incentives

Stamp Duty Exemption

Save $17,000+

Eligible first home buyers pay zero transfer duty on new homes for contracts signed on or after 1 May 2025, with no price cap applied. On a typical $700,000 purchase this works out to a saving of roughly $17,000 or more.

Boost to Buy (Shared Equity)

2% deposit · no LMI

Under this Queensland Government program, the state can contribute up to 30% equity toward a new home. Buyers need only a 2% deposit and pay no Lenders Mortgage Insurance. Income caps: $150,000 for individuals; $225,000 for couples or households with dependants.

First Home Guarantee

5% deposit · no LMI

Purchase with as little as a 5% deposit and no Lenders Mortgage Insurance. From late 2025 the scheme has unlimited places and no income caps. The property price cap for a new home in South-East Queensland is $1,000,000.

Help to Buy Scheme

Up to 40% equity

A federal shared-equity program in which the Government contributes up to 40% of the purchase price on new builds, with only a 2% deposit required. Applications opened 5 December 2025.

First Home Super Saver (FHSS)

Up to $50,000

Buyers can withdraw up to $50,000 of voluntary super contributions (plus associated earnings) to put toward their deposit, taxed at a lower rate than ordinary savings.
